For build to rent

An amenity that
costs you nothing.

Build-to-rent operators: the same model as student housing. Residents subscribe with your code, you earn a share, and the building runs nothing.

Coming December
Residents cooking, talking and exercising together on a rooftop terrace at sunset
Resident events, socials, a run club, kit for a shared space. The things a building wants to do and rarely has budget for.

What residents get

The whole app.

Morning rules, Focus Lock, the wake alarm and every challenge type — plus your amenity spaces as destinations worth walking to.

The model

Resident-paid, 25% of net

Qualifying resident-paid subscriptions can contribute 25% of net proceeds once residency and payment eligibility are verified — receipts after taxes, fees, refunds and chargebacks. One subscription earns one share, never two. Refunds reverse accrual, including months later.

Setup
Self-serve, online

Sign up, e-sign, add buildings and communal spaces, receive your code and promotional material.

Running it
Nothing to run

No app to install, no integration, no staff training, no campaign. Posters in the lift and a line in the resident newsletter.

What residents get

The full app: morning rules, Focus Lock, the wake alarm, every challenge type. Your amenity spaces — gym, study room, garden — can become Go destinations, so arriving at them is what opens someone's phone.

WHAT IT IS

Aggregate figures per building, above a minimum cohort, with a downloadable statement.

WHAT IT IS NOT

No resident identity, app list, routine, arrival log or location. No monitoring dashboard exists, and we will not build one.

Fund it yourself instead?

Prefer to buy a block of seats and allocate them to residents yourself, rather than each resident paying? That route is planned for January. You would choose how many seats, pay monthly or across four quarterly instalments, and assign them from your portal — and there is no 25% fund on seats you paid for, since that would be returning your own money.

The resident-paid route is coming December. Contributions depend on verified residency, eligible payments and your partner terms. Funded seats follow their separate rollout and carry no revenue share.

Before you budget for seats, three honest limits
1 · It only works on iPhones, and only recent ones. NOT YET needs iOS 26 or newer. You almost certainly do not know how many of your residents have a compatible iPhone — and we cannot tell you either. Ask them before you commit to a number, or buy a small block and add to it.
2 · A seat you buy is not a resident who uses it. Each one has to be accepted on their own phone. Expect some never to be claimed — we show you claimed versus unclaimed in your portal, and unclaimed seats return to your balance rather than quietly disappearing.
3 · Residents move out. A seat follows the person, not the room, so a leaver takes their access with them until the term ends. For a building with high turnover the resident-paid route usually works out better.
We would rather say all of that now than sell you two hundred seats and watch sixty of them go unused. Start small, measure the take-up, then scale it.
